A family villa near Hiriketiya, made for time together

Kottamba Kanda is a family villa near Hiriketiya for the kind of holiday where everyone can settle into their own rhythm. Children can explore the gardens and play in the pool, while adults linger over lunch, find a quiet corner or gather for an evening drink as the day cools down.

With six ensuite bedrooms across the main villa and the garden cottage, the house sleeps up to 15 guests and works particularly well for extended families and groups of friends travelling together.

Easy days with children

The villa has the practical touches that make travelling with children feel easier. There is a cot and a highchair, books and games, a TV room for quieter downtime, and a family bedroom with a queen-sized bed and bunk beds for two children up to 12 years old.

Outside, the fenced gardens provide a generous space to roam and play. The natural playground, built from Sri Lankan timber, is made for climbing, imagining and burning off energy between swims. The pool has a broad, shallow step for younger children to enjoy with adult supervision.

Plenty of room for grown-ups too

Kottamba Kanda is family-friendly without ever feeling like a children's villa. The house is made for relaxed, grown-up living: morning coffee on the verandah, a proper lunch around the dining table, a cocktail from the bar before dinner or an easy evening in the sunken pool lounge.

The separate cottage and the TV room give different members of the group the space to slow down, catch up or have a little time to themselves.

Stay your way

The main villa and the cottage can be arranged around whoever is coming.

Families travelling together

Whether you are two families or a larger group, the main villa and cottage give everyone room to settle in comfortably. Keep children close to their parents, give another family or couple their own space in the cottage, and come together easily around the pool, the dining table and the gardens.

A holiday across generations

Kottamba Kanda is made for bringing children, parents and grandparents together. The cottage offers welcome privacy for grandparents or another couple, while the main villa keeps the whole group close to the pool, the dining area and the easy day-to-day life of the house.

A friends' escape

Gather your favourite people for beach days, surf mornings, long lunches and relaxed evenings at home. There is room to dine together, swim, play games and still find a quiet corner when you need one.

Space to play, space to pause

The grounds are as much a part of the stay as the house itself. Broad front and rear lawns are ideal for a casual game of cricket, boules or badminton, while the pool deck, the sun loungers and the garden offer plenty of ways to do very little at all.

The best group holidays have room for both: time together, and enough space not to be on top of one another.
